Palermo defines Waterfront Precinct

The $70 million Palermo Apartments stands as a landmark development in the rapidly evolving Waterfront Precinct at Homebush Bay. It’s also Southern Cross Constructions’ largest project to date and its second constructed for Payce Properties.  

Completed in August 2007 – 11 weeks ahead of schedule – Palermo took 71 weeks to build. There was a dedicated Southern Cross Construction contingent of 24, and the subcontractor workforce peaked at 330.  

Located at 31-35 Hill Road, Palermo features 245 residential apartments and three retail units over eight levels, plus two levels of car parking. Lifestyle components include a landscaped podium, central water feature, outdoor heated pool and gymnasium.

There were a number of challenging elements which Southern Cross successfully managed in building Palermo. Early on, significant redesign was required once approvals were received from the Department of Planning. In addition, the project encompassed:

  • Installing inground drainage within water charged ground. 
  • Installing a sewerage detention tank and connecting it to an amplified sewer rising main. 
  • Constructing an extensive transfer deck to accommodate landscaping on the podium level.
  • Construction of over $1.2 million in civil roadworks and stormwater drainage.

Overall, the team had to carefully manage coordination between civil works and construction on site to ensure both activities were not affected.   Environmentally sustainable design also played a strong role in the development including:

  • Storage for 20,000 litres of stormwater.
  • Connection to a WRAMS recycled water system within Homebush Bay for recycled water supply to toilet cisterns, washing machines, hose cocks and irrigation.
  • Passive solar elements.
  • Extensive insulation.
