Snakes no deterrent on Warriewood site!
The Southern Cross Constructions team working on a new project on Sydney’s Northern Beaches were somewhat alarmed when greeted by the ‘residents’ on taking possession of the site in early March. Some red-bellied black snakes weren’t too happy about their home being disturbed!

Despite the initial ‘challenge’, Stage 1 of the Warriewood Brook Retirement Village in Macpherson St is now underway, with completion scheduled for early May 2009. Southern Cross Constructions is coordinating all building, civil and landscaping works for the project, which is costing almost $32 million.

The first stage of Warriewood Brook involves construction of two freestanding buildings: Building A, which features 22 self-contained independent living units set over two levels; and Buildings B & C (combined), with 42 self-contained independent living units over three levels. There’s also a communal basement car park. In addition, the project involves extensive civil and landscaping works, including a partial upgrade of Macpherson St and Brands Lane.

As there’s another contractor working concurrently on another stage, the Southern Cross team will need to manage the resulting logistical issues. In addition, because the immediate precinct is relatively under-developed, all services and infrastructure will have to be brought on line to meet the scheduled completion date. Fortunately site access is via Macpherson St, which is well suited to efficiently resourcing the project. The client, Anglican Retirement Village, has also allocated a builder’s compound and worker’s car park area within the confines of future stages, which are in close proximity to Stage 1.

The current team consisting of project manager Terry Edwards, site manager Alan Jacobs, contract administrator John Lalor and cadet Edward Hale will steadily expand as the project progresses.
